Base Price shown is valid for Sydney Metro area only and includes a home design with a standard façade and most builder requirements to complete the construction of the home. Base Price includes our standard Silver level of inclusions for NSW and ACT listed here. It does not include items listed under Site Essentials or Compliance Essentials, upgrade items and other unforeseen site requirements or site-specific costs identified on analysis of your land. 

Site Essentials incorporate the mandatory state, council and legislative fees you are required to pay and includes council fees, home owners warranty (HOW) insurance, stamp duty on HOW, private certification services, even cut and fill excavation (site prep & laser grade slab area), site scrape and standard blade piers allowance (refer to specification), water services fee, water service connection, sewer connection to junction with boundary, stormwater connection to street/easement, underground power provision, site security fencing, toilet hire and sediment control. It does not include other unforeseen site requirements or site-specific costs identified on analysis of your land.

Compliance Essentials incorporates the mandatory compliance fees you are required to pay and includes BERS/NatHers Report, BASIX Assessment & Report, RWT concrete pad, rainwater tank to comply with BASIX/EERS requirements (Refer to Specification for exact size), connected all toilets, cold washing machine tap and one garden tap, R2.5 (or R2.0 for Thrive Designs), Thermal batts to external walls including internal wall between garage & house (excludes external walls of garage), R6.0 thermal batts to ceilings with roof over (excluding ceilings over garage, porch, alfresco & deck), 3.52kw solar panel system, Low E to nominated windows or double glazing as standard for ACT compliant range, two standard whirly birds and four eave vents. It does not include any additional/upgrade items (i.e. upgrade of insulation, window shading devices, upgrade of window glazing or other plan changes) required in the BASIX/EERS assessment report.

These terms and conditions are governed by and construed in accordance with the laws of New South Wales, Australia. You hereby irrevocably and unconditionally consent and submit to the exclusive jurisdiction of the courts of New South Wales, Australia.
